Why it is worth doing

A service feels like money spent on nothing, right up until the year you skip it.

It keeps your warranty alive

This is the one people get caught by. Most manufacturers require an annual service by a registered engineer, recorded in the Benchmark section of your manual. Miss a year and a warranty claim on a three-year-old boiler can be refused outright.

It is a safety check, genuinely

A cracked heat exchanger or a blocked flue can put carbon monoxide into your house, and you cannot smell it or see it. Flue gas analysis finds a boiler burning badly long before anything else does.

It costs less than the breakdown

Boilers rarely fail without warning. Pressure creeping down, a noise that was not there last year, a pump working harder than it should — all of it is visible at a service, and all of it is cheaper to deal with in September than in January.

What we actually check

A proper service is not a visual glance and an invoice. This is the list we work through, and you get the readings in writing at the end of it.

Casing off, visual inspection

The cover comes off so we can actually look. Corrosion, water staining, scorch marks and a failed case seal are all things you only find this way, and a seal that no longer seals is a safety issue rather than a cosmetic one.

Flue, inside and out

We check the flue along its whole run and at the terminal outside, looking for blockages, poor joints and anything that would let combustion gases back into the room.

Flue gas analysis

An electronic analyser reads what is actually coming out of the flue. It is the only reliable way to tell whether the boiler is burning correctly, and the readings go on your record.

Ignition and flame picture

Electrode, flame sensing and the flame itself. A lazy yellow flame where there should be a crisp blue one tells you something is wrong before any alarm does.

Burner and heat exchanger

Checked and cleaned where needed. A heat exchanger clogging up with debris is what causes the kettling noise, and it quietly wastes gas for months before you notice.

Gas pressure and rate

Working gas pressure measured and the gas rate checked against the manufacturer figure, so the boiler is running at the output it was designed for.

Safety devices and controls

Every safety device tested rather than assumed working, plus the expansion vessel pressure, the pressure relief valve, the condensate run and the controls.

Cleaned, tested and recorded

Boiler fired up and checked under load, the Benchmark section of your manual filled in and signed, and a written record of the readings left with you.

Landlords: the annual check is the law

If you let out property in England, Wales or Scotland, this is not optional and the penalties are real.

Under the Gas Safety (Installation and Use) Regulations 1998, every gas appliance and flue in a rented property must be checked for safety every twelve months by a Gas Safe registered engineer. You are issued a Gas Safety Record, still widely called a CP12.

That record has to go to your existing tenants within 28 days of the check, and to any new tenant before they move in. You must keep copies for two years. In England it also matters for possession: you cannot serve a valid section 21 notice if you have not given the tenant a current gas safety record.

A safety check and a service are not the same thing. The check confirms the appliance is safe right now and produces the certificate you are legally required to hold. The service cleans and maintains the boiler so it keeps working and the warranty stays valid.

Most landlords have us do both in one visit, which costs less than two separate callouts and means the boiler is genuinely looked after rather than just signed off.

How it works

Book a slot

Ring or message us with your postcode, the make of boiler and roughly when suits. We will give you a time rather than a vague half-day window.

The visit

Usually about an hour. Casing off, full inspection, flue gas analysis, safety devices tested, cleaned where it needs it. Dust sheets down and nothing left behind.

Written up

Benchmark book completed and signed, readings recorded, and a plain explanation of anything we found. If something needs attention you get the price before we touch it.

A reminder next year

We will get in touch when yours is due, so the warranty never lapses because the date slipped your mind.

Common questions

How often does a boiler need servicing?

Once a year. Nearly every manufacturer makes an annual service by a Gas Safe registered engineer a condition of the warranty, so skipping one on a boiler still under guarantee can cost you far more than the service would have.

How long does it take?

Usually around an hour for a boiler that has been looked after. Longer if it has not been serviced for several years, or if we find something that needs attention while we are there.

Is a boiler service a legal requirement?

Not for homeowners. For landlords it is different: an annual gas safety check on every gas appliance in the property is a legal requirement, and that is a separate thing from a service.

What is the difference between a service and a gas safety check?

A gas safety check confirms an appliance is safe to use and produces a Gas Safety Record. A service goes further, cleaning and maintaining the boiler so it keeps running well. The check is about safety today; the service is about the boiler still working next winter. Landlords usually have both done at the same visit.

Can I service my own boiler?

No. Only a Gas Safe registered engineer may work on a gas appliance in the UK. It is a criminal offence for anyone else to do so, and your home insurance is unlikely to look kindly on it either.

What happens if I never service it?

Efficiency drifts down and your bills drift up, small faults turn into breakdowns that always seem to happen in January, the manufacturer warranty is usually void, and an unchecked flue or heat exchanger is how carbon monoxide gets into a house.

When is the best time of year to book?

Late summer or early autumn. Engineers are less stretched than they are in December, and if a part is needed you are not waiting for it with no heating on.

What do you need from me on the day?

Access to the boiler with space to work around it, the boiler manual if you still have it, and access to the gas meter. That is all.

Boilers we work on

We service every major make. Whoever fitted your boiler, we can look after it and keep the manufacturer warranty valid.
