New Vaillant ecoTEC plus condensing boiler with the smart connectivity module fitted underneath

Lower running costs

Every new domestic gas boiler sold in the UK has to be a condensing model, which recovers heat from the flue gases that an older non-condensing boiler simply threw away. If you are replacing something fifteen years old, the difference on your bills is the main reason to do it.

Hot water that behaves

Most people replace a boiler because the showers have gone unpredictable, not because the boiler has died. Sizing the new one properly for your actual mains pressure and number of bathrooms is what fixes that, and it is the part cheap quotes skip.

Controls worth having

A new boiler is the easiest moment to add a smart thermostat. We fit Hive, Google Nest and Vaillant vSMART, set them up on your phone before we leave, and show you how to use them rather than handing you a manual.

Which boiler is right for your home?

There are three types, and the right one depends on your mains water pressure, how many bathrooms you have and how many people want hot water at the same time. We will tell you which on the survey — not over the phone, and not before we have looked.

Combi boiler

Heats water on demand straight from the mains, so there is no hot water cylinder and nothing in the loft. It takes up the least space of the three and is the cheapest to install if you are already on one.

The limitation is flow rate. Run a shower and a kitchen tap together and both suffer, because one heat exchanger is doing all the work.

Usually right forFlats and houses with one bathroom, where mains pressure is decent and nobody is competing for the shower.

Combi boiler installation

System boiler

Works with a hot water cylinder but no tank in the loft. The cylinder holds a stored volume of hot water at mains pressure, so two showers can run at once without either turning into a dribble.

You need somewhere to put the cylinder, usually an airing cupboard, and if it is undersized for the household you can still run out and have to wait for it to reheat.

Usually right forHouses with two or more bathrooms, or families where several people shower in the same half hour.

System boiler and unvented cylinder installation

Regular boiler

Also called an open vent or heat-only boiler. It uses both a hot water cylinder and a cold feed tank in the loft, which is the arrangement most older London properties were originally built with.

If you already have one, swapping like for like is often the cheapest and least disruptive option, because the pipework and tanks stay where they are. Converting to a combi means ripping a lot of that out.

Usually right forOlder properties with original pipework, low mains pressure, or large houses with high hot water demand.

Commercial installations

Offices, shops, restaurants, blocks of flats and schools need more output than a single domestic unit can give, and they cannot afford to lose heating entirely when one boiler faults.

The usual answer is a cascade: several wall-hung boilers working as one system, firing only as many as the building actually needs at that moment. It runs more efficiently at part load than one oversized unit, and if one boiler drops out the rest carry on. For heavier loads, floor-standing units take over.

What the job involvesHeat loss calculation, plant room layout, flue design, gas supply sizing, and controls that stage the boilers sensibly. Call us and we will come and look.

Pipework that is as good as the boiler

A new boiler is only as good as the pipework behind it. We run the copper neatly and clip it securely, fit isolation valves where you will need them, and lay everything out so that the next engineer can find their way around it.

The result is a system that is easy to service, quick to fault-find and still tidy years later. It is the part of the job most people never see, and the part we take most care over.

  • Copper clipped and run in straight, tidy lines
  • Isolation valves so parts can be serviced without draining down
  • Cylinders, expansion vessels and zone valves laid out for access

How the installation works

From the first phone call to the certificate landing in your inbox, this is the whole thing.

Phone call

Tell us what you have now, how many bathrooms, and what is going wrong. We will give you a realistic range over the phone so you know roughly what you are dealing with. Anyone who quotes you a firm price without seeing the property is guessing.

Survey

We come and look at the existing boiler and pipework, test your mains pressure and flow rate, check the radiators, and work out where the flue can go and whether the gas supply can carry the load. This is what determines which boiler you actually need.

Fixed written quote

You get the make and model, the price, exactly what is included, and how many days it will take. If we think a cheaper model will do the job just as well in your property, we will say so.

Installation day

A straight swap is usually one day. Changing type — a regular to a combi, say — is normally two to three, because the old cylinder and tanks come out and pipework gets rerouted. Dust sheets go down, and your old boiler leaves with us.

Commissioning and paperwork

We balance the system, fill in the Benchmark checklist in your boiler manual, register the manufacturer warranty in your name, and notify Gas Safe. They notify your local authority, and your Building Regulations compliance certificate follows by post. Keep it — you will need it when you sell the house.

What affects the price

We do not publish a single figure, because a boiler swap in a first-floor flat and a full system conversion in a four-bedroom terrace are not the same job. These are the things that move the number.

What we look atWhy it changes the cost
Like-for-like or a change of typeSwapping a combi for a combi is the cheapest job on this page. Converting from a regular system means removing a cylinder and loft tanks and rerouting pipework.
Where the boiler goesMoving it to a different wall or room means new gas, water and condensate runs, and a new flue position that meets the clearance rules.
Size and output neededSized to your property and hot water demand. An oversized boiler costs more up front and cycles inefficiently afterwards.
Make and modelEntry-level and premium ranges differ substantially, and so do their warranty lengths.
System conditionAn old system usually needs a power flush or a magnetic filter fitted, which most manufacturers require anyway to keep the warranty valid.
ControlsA smart thermostat, or moving from a single zone to separate upstairs and downstairs zones.

Warranties, and how to keep yours

Manufacturer warranties on new domestic gas boilers run anywhere from two to twelve years depending on the brand and the range. The longer periods are almost always conditional, and the conditions are where people get caught out.

Two things usually have to be true. The boiler has to be registered with the manufacturer by a Gas Safe registered installer within a set window after installation, which we do as part of the job. And it has to be serviced every year by a registered engineer, with the service recorded in the Benchmark section of your boiler manual. Miss a service and the warranty can be void, even if the boiler is only three years old.

Some manufacturers offer longer terms again when the installer holds an accreditation with that brand. We will tell you the exact warranty available on whichever model we quote, in writing, before you commit to anything.

Boilers we work on

We install every major UK make. Which one suits you depends on your property and your budget, not on which brand we happen to have in the van — we will tell you honestly where spending more is worth it and where it is not.
